Optiml has raised EUR 8 million in a Seed round to advance Real Estate Decision Intelligence (REDI), a new software category designed to help real estate investors and asset managers make underwriteable, portfolio-wide CapEx decisions.

As refinancing pressure, regulation, and investor scrutiny intensify, real estate firms face concrete questions around what is financeable, leasable, and defensible in investment committees and lender processes. Existing tools, from spreadsheets to ESG reporting platforms, often stop at disclosure or static scenarios, without enabling forward-looking capital allocation under real constraints.
The Venture Kick winner Optiml positions REDI as the missing decision layer between reporting and execution. The platform computes hold/sell/retrofit decisions, capital allocation, refinancing readiness, and CapEx sequencing against constraints such as DSCR covenants, lease events, budgets, and regulatory timelines. Outputs are designed to stand up in governance and financing processes, with explicit financial linkages and audit trails.
The solution is already used by Patrizia, Catella, Empira, CTP, Westbridge / Agradblue, and Longevity Partners across 20+ countries in Europe and the U.S. According to the company, REDI users can reduce Green CapEx by 30–50% through prioritization and sequencing, while steering NOI, NAV, IRR, and yield.
The round, co-led by KOMPAS VC and Planet A Ventures and supported by BitStone Capital, The Bau Ventures, Innovation Endeavors, and sector angels, will fund product development and expansion from hubs in Zurich, London, and Germany.
